|Scope||Project Management from Fesability to Completion of the design and construction of this high quality, innovative, sustainable commercial development with “high spec” attributes for national and internationally focused technology businesses.|
The office buildings are situated on a promontory overlooking Calenick Creek at the edge of Truro City. The first two phases of buildings and landscaping provided 1664m2 of office space, with a third building to be constructed imminently of 205m2.
Desmonde Associates (DA) were the Project Managers and coordinated the multidisciplinary Architectural, Structural and Civil Engineering design services. DA succesffuly navigated the application procedure to achieve European funding and ensured the buildings were designed to BREEAM Excellent standard.
The majority of the site was made up of engineered fill in depths of nearly 10m, from the construction of other nearby developments. DA carried out option studies through Value Engineering workshops to develop ground engineering solutions at least cost. Innovative solutions such as tubular, mini-piling for the third building, were trialed to avoid possible instability of the filled ground.
The scheme design reflects the ‘technology’ label of the development. Key features include:
- Sustainability: Use of SUDs such as swale drainage and soakaways for surface water disposal. Car park
areas were gravelled and circulation areas of porous tarmac were used for water permeation into the ground. Rainwater harvesting for “grey water” was installed. Virtually all materials installed above plinth level were prefabricated to minimise waste, and materials are predominantly recyclable.
- High levels of design quality with extensive use of timber for projecting roofs and balconies.
- The beautiful environmental setting of the site overlooking the Truro River and Calenick Creek were major
influences on the “green” design philosophies adopted.
- An application for EU Convergence funding was successfully achieved and had a positive influence on the
Project viability, design, environmental and sustainable qualities.
