 Our client got in contact with us following a planning application that had been submitted by a neighbour. Our client wished to object to the planning application and asked us to produce an objection letter on their behalf which following approval by our client was submitted to Torridge District Council planning department for consideration.

The planning application involved the conversion of an existing barn/shed into a one bedroom property. Our clients property looked out onto the barn in question where they shared access off a very narrow road which ran down the rear of the property proposed for conversion.

We began our work with a thorough desktop study, this involved collecting images from our client and a detailed description of the site in question. In addition to this, our main source of material was the planning application itself. Following the collection of submitted planning documents our goal was to identify areas of the planning application lacking in material when it came to meeting policy and legislation as defined under the National Planning Policy Framework (NPPF), Local Development Plans (LDP) and Neighbourhood Development Plans (NDP).

In performing our desktop study we found there were a number of issues with the submitted application. Primarily due consideration was not given to the difficult access conditions of the site. As can clearly be seen the recycling lorry struggled to fit down the narrow street that make up many of the roads in rural Devon. The time frame for this job was relatively tight which meant we at Desmonde Associates had to work quickly and efficiently to deliver the objection letter for our client in a professional and timely manner.
